Governance Organization
Alaska Ttle 34.07 contains the statutory requirements for organization and property requirements of community owned properties. It can be viewed at: http://www.legis.state.ak.us/basis/folio.asp and by going to Title 34.
Begich Towers, Inc. was formed as a condominium association under the State of Alaska Horizontal Property Regimes Act in March of 1974 with a "Declaration Submitting Real Property To The Horizontal Property Regimes Act Of The State Of Alaska". This document establishes the description of the property and apartments, lists each unit including square footage and percentage interest (used as the basis for voting and not as one unit/one vote), defining common areas, establishment as a non-profit corporation, and establishes a Board of Directors.
By-Laws are the next level of organizational structure and exist to define further the uses, roles and responsibilities, commerical and residential properties, and obligations of both the Board of Directors and Apartment Owners.
House Rules are to ensure the safety, cleanliness, and use for the "quiet enjoyment" of the Apartment Owners and tenants. The House Rules have been revised with a new effective date of April 21, 2011.
Copies of these documents are included in the Resale Certificate, if requested, on the sale of individual units and are also available in the Begich Towers Office
